Caudwell told The Standard that there are already more than 600 prospective buyers on a waiting list of billionaires and centi-millionaires who have expressed an interest in making a purchase at the scheme. There will be just 24 'principal residences' in the property including lateral apartments, penthouses and townhouses with up to five bedrooms, and five more smaller 'pieds-à-terre' apartments. The size of the homes has not yet been disclosed but the developers say even the most modest property will start with a guide price exceeded by only a handful of mansions in London's richest neighbourhoods. The average price of all 29 units - which cover 300,000 sq ft - will be close to £70million. An invitation to lunch at Caviar Kaspia was, once upon a time, an offer you simply didn't refuse. Providing, of course, that the bill was on someone else. Because caviar, smeared on blinis or piled high on baked potatoes, sure didn't come cheap. There may have been other things on the menu, but no one paid them much heed. This was all about lashings of the black stuff. Caviar Kaspia's signature baked potato and caviar: ‘there are few better dishes on earth…only the price, at just under £150, is ridiculous' Caviar Kaspia popped her final tin about two decades back. And that site, hidden down a smart Mayfair mews, was taken over by Gavin Rankin (who used to be the boss), and transformed into the brilliant Bellamy's. It prospers to this day. Kaspia, on the other hand, went quiet. Until last year, when she reopened as a members' club in another Mayfair backstreet. But a £2,000 a year membership fee proved hard to swallow, meaning the doors were opened to the great unwashed. Which is how we find ourselves sitting in a rather handsome - albeit near empty - dining room, lusciously lavish, under the stern gaze of a stern painting of a very stern man. The soft, crepuscular gloom is broken up by the glare of table lamps, indecorously bright, while a loud soundtrack of indolent, indeterminate beats throbs in the background. The whole place is scented with gilded ennui. Our fellow diners are two young South Korean women of pale, luminescent beauty, clad in diaphanous couture. They don't speak, rather communicate entirely via camera phone. Pose, click, check, filter, post. Immaculate waiters hover in the shadows. We sip ice-cold vodka, and eat a £77 caviar and smoked-salmon Kaspia croque monsieur that tastes far better than it ought to. Next door, a large table fills with a glut of the noisily, glossily confident. We're looked after by a wonderful French lady of such effervescent charm and charisma that had she burst into an impromptu performance of ‘Willkommen', we would have barely blinked. Baked potatoes, skin as crisp as parchment, insides whipped savagely hard with butter and sour cream, are a study in tuber art. A cool jet-black splodge of oscietra caviar, gently saline, raises them to the sublime. Only the price, at just under £150 each, is ridiculous. But there are few better dishes on earth. I'd eat this every day if I could. But I can't. Obviously. That's the problem with caviar. One taste is never enough. About £200 per head. By Emma Rumney LONDON, Dec 6 (Reuters) - British American Tobacco's admission that its U.S. cigarette brands will be worthless within decades has ramped up pressure on the company to prove it can better compete in alternatives like vapes. Earlier on Wednesday, BAT put a 30-year lifetime on some U.S. tobacco brands' value, taking a $31.5 billion noncash impairment. The move marked the first time a tobacco company has acknowledged that hugely profitable brands have no economic future. While the maker of Lucky Strike and Dunhill cigarettes has been investing in alternatives like vapes to counter the decline, it lags behind rival Philip Morris International in the transition, leaving its shares trading at a vastly lower price-earnings ratio than those of its main competitor. "What really matters to the stock is how quickly you can replace (cigarettes) with alternative routes for consumers to get a nicotine hit and how profitable that will be," said Chris Beckett, head of equity research at Quilter Cheviot, a BAT shareholder. BAT says its newer products will break even years ahead of schedule. Its vape business is growing, along with its oral nicotine product, Velo, the market leader in Europe. However, it faces key challenges. In the critical U.S. market, authorities have rejected its application to sell some key vape products and illegal disposable vapes have flooded the market, denting sales of those products BAT is able to market. The company is also under pressure from investors to catch up with rival PMI in another alternative, heated tobacco. Heated tobacco devices heat up sticks of tobacco resembling cigarettes but do not burn them in an attempt to avoid harmful chemicals released during combustion. Where PMI expects two-thirds of its net revenue to come from smoke-free products by 2030, BAT's ambition, announced on Wednesday, envisages only 50% of its revenue from new categories by 2035. Its slower progress versus PMI means BAT's shares have gained little value so far from its commitment to transition, trading at a price-earnings ratio only slightly above that of rival Imperial Brands. Unlike the others, Imperial has in recent years pulled back from heavy investments in new products to refocus on its traditional cigarette business, leaving a question mark over its longer-term sustainability. At the same time, BAT is now falling short of Imperial on something investors have long expected from highly cash-generative cigarette businesses: healthy dividends and share buybacks. Cigarette businesses are so profitable they do not need to last beyond 30 years to make worthwhile investments, Beckett said, adding Imperial's share buybacks are evidence of that. Imperial's delivery on this core element of tobacco companies' investment case has helped its shares outperform rivals in recent years, rising 17% since the start of 2022. That compares with 1% for PMI's stock, and a decline of 13% for BAT. BAT, meanwhile, disappointed the market on Wednesday when it said it would need to reduce its leverage ratio further before buybacks could resume. Mr Albanese and Mr Joyce were pictured in high spirits on the red carpet at the Qantas 100th Gala Dinner in March last year.
